Rental Process


Rental Process Guide


Welcome to our rental process! Below, you’ll find everything you need to know about renting with us.


Viewing Properties


  • Property Listings: Properties are listed once a tenant provides notice. The move-in date displayed is the earliest move in date, showing date will be in the ad title
  • Showings: We can only show properties after the current tenant has moved out. Showings are by appointment only.
  • Sight-Unseen Rentals: Many of our properties rent sight unseen, so be prepared for this option.


  Application Process


  1. Apply Online:
  • Click the "Apply Now" button for your desired property.
  • Complete the application and upload all required documents.
  • Pay the $45 application fee and submit.

    2.   Processing Timeline: Applications are evaluated within seven days.

    3.   Decision Notification: You will receive an email  with the application outcome.

    4.   Securing the Property: Upon approval, pay the deposit to secure the property and remove it from  marketing.


Credit Report


  • Evaluation Criteria:

  • Preferred credit score: 620 or higher.
  • Reports are assessed holistically; positive payment history is prioritized.
  • Recent missed payments may negatively affect decisions.


 • Disqualifications:

  • Evictions, judgments, or debts owed to other property management companies.
  • History of unpaid utility bills


• Recommendations:  If you have past evictions or unpaid balances, resolve them and upload proof of payment with your application.


Military Considerations


  • SCRA Compliance:


  • We honor the Servicemembers Civil Relief Act (SCRA).
  • Submit PCS orders to the office and put in your required 30 day notice

 • Waivers: Military waivers are not accepted.


Pet Policy, ESA, and Service Animals


  • No Pets Policy:

  • Pets are strictly prohibited. Unauthorized pets, including visiting pets, may result in eviction.


  • ESA/Service Animals:


  • Upload all required documentation during your application.
  • Answer the animal-related questions on the application.


Utilities


  • Tenant Responsibility: Tenants are responsible for           all utilities.

  • Most properties are all-electric.
  • Water service is managed by the city where the property is located.


Connections Partner: After paying your deposit, you will receive a contact for assistance in setting up utilities like power and internet. This service is optional and free.


Lease and Addendum


  • Review in Advance: Examples of our lease and addendum are available online for your review. These documents outline the terms you will agree to when renting. While minor updates may occur over time, the general terms remain consistent.
  • Lease Timeline: Leases are typically sent out seven days before the move-in date.


Tenant Portal and Rent Payments


• Setting Up Your Portal:

  • A secure link will be sent via text and email after your deposit is paid.
  • In-office deposit payments will also trigger the link after processing.


Features: The tenant portal allows you to:

  • Pay rent.
  • Submit work orders.
  • Sign documents.
  • Access other tenant functions.


Payment Methods:

  • Debit/Credit Card (fees apply).
  • E-Check (bank routing and account numbers required; more affodable fee
  • Certified funds in office (Cashiers Checks & Money Orders)
  • Important: E-Checks may take 5–7 days to process. Payments marked as paid on our end may NSF if funds are unavailable.
